ARTICLE 1 — PURPOSE
These general terms and conditions govern the seasonal rental of the furnished accommodation featured on this site, offered for short-term rental to transient guests who do not establish residency there. Any booking implies unreserved acceptance of these conditions.
ARTICLE 2 — THE ACCOMMODATION
The accommodation is a furnished holiday rental with a maximum capacity of 4 people, including occupants of all ages. This number may not be exceeded without the landlord's prior written consent. The description, photographs, and amenities presented on the site are as accurate as possible; however, they do not constitute a contractual commitment regarding layout or décor details, which are subject to change.
ARTICLE 3 — BOOKING
Bookings are made online. A booking becomes firm upon acceptance of these conditions, payment of the deposit specified in Article 5, and receipt of written confirmation from the landlord via email.
The tenant must be of legal age and possess the legal capacity to enter into a contract. They agree to provide accurate information; any inaccurate declaration regarding the tenant's identity or the number of occupants entitles the landlord to cancel the booking without compensation.
Until the deposit has been processed, the dates are held only provisionally for the duration specified in the confirmation message. After this period, the dates are automatically made available to other potential tenants.
ARTICLE 4 — PRICE
The price of the stay is the rate displayed at the time of booking. It depends on the period and the number of nights and includes the tourist tax, collected on behalf of the municipality at a rate of €1.65 per person per night.
Unless otherwise stated, the price does not include optional services, personal expenses, or transportation.
ARTICLE 5 — DEPOSIT AND BALANCE
Upon booking, the tenant pays a deposit equal to 30% of the total cost of the stay. The balance (70%) is due no later than 30 days before the arrival date. If the booking is made less than 30 days prior to arrival, the full price is payable immediately.
Payment is made online by bank card. Payment by bank transfer or cheque may be accepted subject to the landlord's prior agreement, requested before booking. In such cases, the cheque must reach the landlord within the timeframe specified in the confirmation message; if this deadline is missed, the dates will be released and made available again.
Failure to pay the balance by the due date, following an unanswered reminder, entitles the landlord to cancel the booking. The deposit paid shall be retained by the landlord in accordance with the terms of Article 6.
ARTICLE 6 — CANCELLATION BY THE TENANT
In the event of cancellation by the tenant more than 30 days before the arrival date, the deposit paid will be refunded in full. Between 30 and 15 days prior to arrival, 50% of the deposit will be retained. Less than 15 days prior to arrival, the deposit is forfeited to the landlord.
All cancellations must be notified in writing. The date used for calculation purposes is the date the landlord receives such notification.
No refunds will be issued for a shortened stay, late arrival, or early departure.
ARTICLE 7 — CANCELLATION BY THE LANDLORD
If the landlord is unable to make the accommodation available, they shall inform the tenant without delay and refund all sums paid. This refund constitutes the sole compensation payable; no further indemnity shall be due.
ARTICLE 8 — NO RIGHT OF WITHDRAWAL
In accordance with Article L221-28 of the Consumer Code, the right of withdrawal does not apply to accommodation services provided on a specific date or during a specific period. The tenant therefore has no right of withdrawal following the booking, which becomes binding upon confirmation.
ARTICLE 9 — ARRIVAL AND DEPARTURE
Arrival is between 4:00 PM and 7:00 PM; departure is before 10:00 AM. Any other timing requires prior agreement. The tenant must notify the landlord of their expected arrival time and inform them immediately of any delay.
ARTICLE 10 — SECURITY DEPOSIT, PROPERTY INSPECTION
A security deposit of €300 is required no later than the time of arrival, in accordance with the procedures communicated prior to the stay. It constitutes neither a down payment nor a contribution toward the rental price. It will be refunded within 7 days of departure, less the cost of any repairs, the replacement of missing or damaged items, and any necessary additional cleaning. Any deduction will be justified to the tenant.
A joint inspection of the premises (inventory and condition check) is conducted upon both arrival and departure.
ARTICLE 11 — USE OF THE PREMISES
The tenant agrees to occupy the premises peacefully, to use them for their intended purpose, and to respect the neighbors. Subletting and the assignment of this contract are prohibited. Smoking inside the accommodation is prohibited. Pets are not allowed.
ARTICLE 12 — INSURANCE
The tenant declares that they are covered by holiday rental insurance covering tenant risks (fire, water damage, theft). The landlord may request proof of such insurance before the tenant takes possession of the premises.
ARTICLE 13 — PERSONAL DATA
Data collected during the booking process is necessary for processing the booking, drawing up the rental agreement, and complying with the landlord's legal obligations. Details regarding data processing, retention periods, and the exercise of the tenant's rights are set out in the privacy policy available on this site.
ARTICLE 14 — COMPLAINTS AND DISPUTES
Any complaint regarding the stay must be addressed to the landlord as soon as possible so that an amicable solution may be sought.
These terms and conditions are governed by French law.
ARTICLE 15 — DISPUTES – CONSUMER MEDIATION
In the event of a dispute between the Client and the company, the parties shall endeavor to resolve it amicably (the Client shall submit a written complaint to the professional or, where applicable, to the professional's Customer Relations Department).
Failing an amicable agreement, or in the absence of a response from the professional within a reasonable period of one month, a Client qualifying as a consumer under Article L.612-2 of the Consumer Code may—if the disagreement persists—refer the matter free of charge to the competent mediator listed on the register established by the Consumer Mediation Evaluation and Control Commission pursuant to Article L.615-1 of the Consumer Code, namely:
